Loan Status Guide

Application Taken

Displays when an application has been taken or uploaded in LendingPad but has not yet been registered with Everstream Mortgage.  Everstream can not see loans in this status, and the file is not live until registration is completed.  Brokers can make any edits to loans in this status.

Registered

Displays when an application has been registered with Everstream Mortgage (the file is live) but has not yet been submitted to underwriting.  Brokers can price and upload documents in this status, but any changes to the loan must be requested at request@everstreammortgage.com.  Disclosures are automatically requested for loans in this status.  Brokers must submit loans to underwriting to move to the next status.

Broker Initial Submission

Displays when an application is in the underwriting queue.  Loans will move out of this status once approved, cleared, or suspended.

Approved

Displays after an underwriter has approved the loan subject to conditions.  The conditions list can be found in the UW/Conditions tab in LendingPad.  Loans in this status must be re-submitted back to underwriting through LendingPad once conditions are uploaded to move to the next status.

Suspended

Displays after an underwriter has suspended a loan.  Brokers must upload suspense conditions (found in the UW/Conditions tab in LendingPad) and re-submit to underwriting to move to the next status.

Broker Condition Submission

Displays when an application is in the resubmission queue.  Loans will move out of this status once approved, cleared, or suspended.

Clear to Close

Displays when a loan is cleared for closing and no prior to closing conditions remain.

Closed

Displays when the closing (or closed) date is today or in the past but the loan has not yet funded.

Funded

Displays when the funding (or funded) date is today or in the past.
